INNOV8 MARKET UPDATE: 

Our March Inventory closed out at with an additional 21.75% increase in Single Family and Condo inventory.  27.39% of homes went Under Contract, meaning the surplus of homes that built up in the last half of 2018 is finally being absorbed.

Single family listings are up 26.29% year over year. Buyers now have additional options and feel comfortable taking longer to select a home as indicated by the days on market doubling from last year at this time. 

Note the varying inventory in within price strata of the market. “MOI” or Months of Inventory tips towards the Buyer’s advantage as we enter the luxury market. A balanced market is considered to be 6 months of inventory. Much of the Metro areas new construction has focused on homes in the $400,000 to $700,000 range. This accounts for some of the increase in percentage year over year. 

March saw the inversion of the yield curve, which typically indicates a period of slower economic growth. For more information on the what this may or may not spell regarding a recession, read this article from Forbes.  The short term and great news for Buyers is that lower rates accompany the beginning of an inversion.
